📖 How to read this playbook (and how I read the FigJam)

Each page below is one decision point from the top-level map — one "play." The left pane recreates the FigJam tree exactly as drawn (same branch labels, same terminal boxes); the right pane is the same tree flattened into path → terminal state rows, so every route to an outcome can be checked line by line.

How I read each board: start at the entry decision, walk every arrow to a terminal box, and record the full condition path — then capture the sticky notes separately, because they answer a different question: not "what's the rule?" but "what do we do when the field is MISSING?" (look it up, assume a default, or follow up). Where two arrows overlap and the wiring is genuinely ambiguous, I did not guess — those became the questions at the bottom of the page.

Dashed-underlined terms open a ? glossary dialog — the shared vocabulary (UWing period, Knox Box, KYC, P(F), RCE…) captured while reading. How I read this

Two separate machines share this board. Rentals are a PRICING play (write with a 15% surcharge, plus the STR endorsement for short-term) gated on relationship value — tier-1 broker, lead line, or a well-managed >$5m Cov A property. Vacancy is a CLOCK play: the duration of non-occupancy decides between the modification bundle and decline. The sticky is the philosophy: quote now, verify occupancy after.

Where an agent helps (unsticking the underwriter)
  • Occupancy is exactly where the sticky's quote-now-verify-later posture needs automation: an agent quotes on the stated occupancy, schedules the follow-up verification, and closes the loop — the underwriter never has to remember to chase it.
  • Short-term-rental use is detectable (listing sites, imagery) — an agent can flag a "primary residence" that is visibly an Airbnb before the quote goes out.
  • The vacancy modification bundle is a fixed recipe; once duration < 60 days is known, the agent can attach all five modifications in one step.
Sam's questions for the analyst
  1. The board draws Vacant, Unoccupied, and For Sale converging into the same duration check with overlapping arrows — I read all three as sharing the <60/>60-day rule. Is that right, or does For Sale route differently?
  2. The vacancy sticky's last visit-schedule bullet is cut off on the board (“…visits by someone”) — someone specific (property manager?) or anyone?
  3. Does the “quote now, follow up after” note apply to ALL occupancy types, or only the vacancy branch it sits next to?
